How much can you borrow?

How much you can borrow comes down mainly to your income, your everyday expenses and your deposit — but a smart loan structure can stretch it further than you might expect.

As a rough guide, most lenders look for a deposit of around 5–20% of the purchase price. If your deposit is under 20%, you can usually still buy, but you may pay Lenders Mortgage Insurance (LMI) — a one-off cost that protects the lender, not you. A few terms worth knowing: your LVR (loan-to-value ratio) is how much you're borrowing against the property's value; borrowing capacity is the maximum a lender will lend you; and pre-approval is a lender's conditional "yes" before you've found a place. How much deposit do I need to buy a home in Queensland?

Are there any grants or schemes to help me buy my first home?

Yes — first home buyers in Queensland may be able to access support like the First Home Owner Grant, stamp duty concessions, and federal schemes that help you buy with a smaller deposit.
